Job Description:
MAIN PURPOSE: To liaise with Land and Sales regarding the viability and profitability of commercial elements within schemes.
To ensure correct legal and management structures are in place for all schemes involving commercial development.
To actively co-ordinate the letting and sale of the non-residential properties.
To identify and acquire mixed use schemes to meet the targets and requirements of St George PLC as instructed.
To be an ambassador for the company at all times.
MAIN DUTIES:
1.To compile and keep updated commercial contracts such as end users, agents and other professionals.
2.To instruct solicitors and oversee details of contracts prior to exchange, whether it is purchase or sale. Suggest suitable and sustainable restrictive covenants considering residents' needs within the development.
3.Liaise with the Technical and Building Departments on the commercial element of the scheme.
4.Liaise closely with the Sales Director with regards to appropriate marketing material, signage, advertising.
5.To prepare a monthly report on all commercial projects and their progress in respect of land and sales.
6.Prepare market research reports in support of individual sites.
7.Keep general market files on certain key operations and uses.
8.Prepare financial appraisals that can be used by the Land Department at offer, acquisition and review stages for circulation to all Directors.
9.Assist the Development Manager/Land Manager in the preparation of the Land handover report for the site when planning is received which will include specialist information concerning the site for the Technical and Building Departments, especially venting, air conditioning, servicing, etc.
10.Attend all Technical handover and Sale specification meetings in respect of commercial elements. Monitor the site through its various stages.
11.Retain accurate, detailed, logical files on all sites either required or researched in detail.
12.To assist in Graduate trainee appraisals.
13.Prepare seminars for other departments regarding commercial developments.
